A homeowner in Edwardsport, Indiana noticed that several areas of the floor throughout his home had settled a few inches and seemed very uneven. His concerns led him to look in his crawl space where he noticed that the main wooden beam of his home that supports the subfloor had large horizontal crack. Our Certified Inspector Cory was called out to meet with the homeowner and to provide him with a thorough inspection of the crawl space. The homeowner informed Cory of what he saw in the crawl space and asked him to determine a permanent solution to the wooden beam failure.
During his inspection, Cory found that the concrete and brick columns that were supporting the main wooden beam had settled in the dirt due to the heavy weight. This caused the main beam to crack and half, failing to continue adequately supporting the floor above. Cory recommended a permanent solution which would be to replace the broken wooden beam with a steel beam and steel jacks to support and help relevel the floors above.
Our Foreman Harrison and his crew members Dewey, Brandon, and Juan carefully removed the wooden beam and replaced it with a 15 foot steel supplemental beam and a total of 3 SmartJack support posts. Harrison informed the homeowner that his crew could only tighten the SmartJacks a little at a time to prevent over lifting the floors above, which could cause more damage to the home. The homeowner was very happy with the project and excited about our annual maintenance program where we could adjust the jacks little by little each year in an attempt to get the floors back to their original level.
